Palacio Ku'il stands inside La Privada, a 98-home gated community tucked into Aldea Zama, with 24-hour security and card-controlled gates. Within the walls, life is quietly resort-like: a residents’ pool, a padel court and a palapa lounge, threaded with more than two hectares of green trails and preserved jungle. Beyond the gate lies Aldea Zama itself — Tulum’s polished, master-planned quarter, halfway between the pueblo and the beach. Boutique shops, cafés and some of the town’s best restaurants are a stroll along palm-lined boulevards, and both downtown and the beach road are under ten minutes by car. The fine print, in plain sight
Your card is authorized (held) for the full stay total at booking. It is charged only when SEVA confirms your reservation in writing — usually within hours, always within 48 hours. If we cannot confirm, the hold is released in full and no charge is made. A booking exists only upon our written confirmation.
A refundable USD $1,000 security deposit is held on your card approximately 48 hours before check-in and released within 7 days after checkout, less any deductions for damage, missing items, extra cleaning, smoking remediation, or rule violations. You remain responsible for damages exceeding the deposit.
Use of the pools, jacuzzi, terraces, and all villa facilities is entirely at your own risk, including for children, who must be supervised by adults at all times. To the fullest extent permitted by law, SEVA, the property owner, and their staff and agents are not liable for personal injury, illness, death, loss, theft, or damage to persons or property occurring at or around the villa, however arising. You indemnify and hold harmless SEVA and the owner against any claims brought by members of your party or your visitors.
No refund or compensation is due for circumstances beyond our reasonable control, including weather, hurricanes, sargassum, utility or internet interruptions, construction noise in the neighborhood, governmental actions, or other force majeure. Travel insurance is strongly recommended.
Concierge services (chefs, transfers, spa, excursions and similar) are provided by independent third parties under their own terms; SEVA acts solely as coordinator and accepts no liability for their acts or omissions.
These terms are governed by the laws of Quintana Roo, Mexico; exclusive venue lies with the courts of Quintana Roo. If any provision is unenforceable, the remainder stands. Accepting these terms at checkout constitutes your electronic signature for your entire party.
