Some Tulum villas are built to be photographed. Tulum Social was built to be lived in — by a group that arrived with a plan. Behind a quiet community gate, on a calm street minutes from the beach, it’s a five-bedroom garden house that sleeps fourteen, with two pools, a rooftop made for sunsets, and a hushed, green privacy that makes a week stretch out. It has quietly become one of our favourite bases for the wellness crowd — retreat groups, the longevity set, friends who travel with a coach, a protocol and their own blender.
A gate, and then quiet
The address does a lot of the work here. Tulum Social sits inside a gated community — no through-traffic, no street noise, nobody wandering past the pool. For a group that’s here to actually follow a routine, that privacy is the whole point: you can do sunrise breathwork on the roof in a robe and never see a soul.

A garden that does half the work
Most of the calm here is green. The grounds are a curated tropical garden — palms, broad-leaf jungle plants and quiet planted corners woven right through the architecture, so almost every room looks out onto something growing. It’s the kind of planting that lowers your shoulders the moment you arrive, and it keeps the whole house a degree cooler and a world away from the road outside.

Two pools, two moods
There are two pools, and the group tends to sort itself between them. Up top, a plunge pool on the rooftop terrace catches the late sun — the social one, drink in hand, watching the sky turn. Below, a longer pool sits cradled in the garden, shaded and still, for laps before breakfast or an afternoon of doing absolutely nothing. Sunrise on the roof, sunset on the roof, and cool water at both ends of the day.

Built for the wellness week
This is where Tulum Social earns its regulars. It’s an easy house to run a programme out of: an open rooftop for movement, a real kitchen for clean cooking, room to roll out mats, and the privacy to keep your own clock. Whether the week’s rhythm is sunrise yoga and a juice protocol or something more advanced — the longevity and peptide-minded groups know who they are — we build the services around it: an in-villa spa and massage, a private chef cooking to your macros, and a quiet private cenote morning to start a day right.
Spa, chef & movement in the villa
Massage and treatments at home, a chef cooking clean to your brief, sunrise movement and private cenote mornings — arranged before you land.
See in-villa wellness →Sunsets, and a cigar if you want one
For all the talk of wellness, this is still a house that knows how to end a day well. The rooftop lounge is the gathering place — long golden light over the canopy, a proper spot to settle in, and a dedicated cigar corner for whoever wants one. There’s a BBQ for the night someone decides to cook, and enough room that the people who want a herbal tea and the people who want a mezcal can each have their evening.

The small luxuries
It’s the details that land. An outdoor shower open to the garden — the best way to rinse off salt or close out a sweat session. Bedrooms that are genuinely dark and quiet, for the kind of sleep you actually came here to catch. And throughout, that same grounded, plant-filled hush that makes Tulum Social feel less like a rental and more like a reset.

It books well ahead, especially for retreat weeks and the dry season. Send us your dates and the shape of your trip — group size, dietary brief, whether you want a full wellness programme or simply a beautiful, private place to land — and we’ll tell you honestly what’s open. We book it direct: the real rate, no platform mark-up.
