Choosing a villa in Tulum is a lovely problem to have, and a slightly paralysing one. Beachfront or jungle? Six bedrooms or thirty? Town buzz or total silence? We manage these homes for a living — we meet the guests, we see which villas people never want to leave — so here’s how we’d actually choose, minus the marketing.
Start with the group, not the pool
The biggest factor isn’t the view or the infinity pool. It’s who’s coming. A couple wants something completely different from a thirty-person reunion, and a villa that’s magical for six can feel like an airport for two. Be honest about the headcount, the age range, and whether everyone wants to be together or spread out. Get the size right and the rest follows.
Pick your Tulum
There are really three Tulums, and your villa decides which one you wake up in:
- Beachfront — the dream, and the rarest. Falling asleep to waves, stepping straight onto the sand. Be warned: plenty of listings use the word loosely.
- Jungle — the soul of Tulum. Private, green, architectural, usually with the best pools. A short drive from the beach, and worth it.
- Town & Aldea Zama — walkable and lively, close to the restaurants and nightlife. Great for groups who’d rather not lean on drivers.

The things the photos won’t tell you
A few questions worth asking before you commit, anywhere in Tulum:
- Air conditioning — in which rooms, and does it run all night? It matters more than you’d think.
- Power & water — backup generator? Reliable hot water? Jungle homes vary.
- Staff — daily housekeeping, a host on call, a chef option?
- Getting around — how far to the beach, and is a driver included or extra?
