Reservation & payment
Your card is authorized (held) for the full stay total at booking. It is charged only when SEVA confirms your reservation in writing — usually within hours, always within 48 hours. If we cannot confirm, the hold is released in full and no charge is made. A booking exists only upon our written confirmation.
Cancellation (strict)
- Free cancellation within 48 hours of booking, provided check-in is 30+ days away.
- Thereafter: 50% refund of the nightly total if you cancel 30 or more days before check-in.
- No refund for cancellations within 30 days of check-in, no-shows, late arrival, early departure, or reductions in nights or guests.
- The cleaning fee is refunded for any cancellation made before check-in day. Refunds are processed to the original card within 10 business days.
Security deposit
A refundable USD $1,000 security deposit is held on your card approximately 48 hours before check-in and released within 7 days after checkout, less any deductions for damage, missing items, extra cleaning, smoking remediation, or rule violations. You remain responsible for damages exceeding the deposit.
House rules
- Maximum 4 overnight guests, registered by name. No unregistered visitors after 10 pm.
- No events or parties without prior written approval and an event fee. Quiet hours 10 pm – 8 am (local ordinance).
- No smoking indoors. Pets only by prior written approval.
- Violations may result in immediate termination of the stay without refund.
Assumption of risk & liability
Use of the pools, jacuzzi, terraces, and all villa facilities is entirely at your own risk, including for children, who must be supervised by adults at all times. To the fullest extent permitted by law, SEVA, the property owner, and their staff and agents are not liable for personal injury, illness, death, loss, theft, or damage to persons or property occurring at or around the villa, however arising. You indemnify and hold harmless SEVA and the owner against any claims brought by members of your party or your visitors.
Events beyond our control
No refund or compensation is due for circumstances beyond our reasonable control, including weather, hurricanes, sargassum, utility or internet interruptions, construction noise in the neighborhood, governmental actions, or other force majeure. Travel insurance is strongly recommended.
Third-party services
Concierge services (chefs, transfers, spa, excursions and similar) are provided by independent third parties under their own terms; SEVA acts solely as coordinator and accepts no liability for their acts or omissions.
General
These terms are governed by the laws of Quintana Roo, Mexico; exclusive venue lies with the courts of Quintana Roo. If any provision is unenforceable, the remainder stands. Accepting these terms at checkout constitutes your electronic signature for your entire party.
